This calculator generates the statutory minimum timeline for a Section 20 consultation under the Service Charges (Consultation Requirements) (England) Regulations 2003. It covers qualifying works where the cost to any leaseholder exceeds £250.
The three consultation stages each have a minimum 30-day period (Stages 1 and 3) or a variable period for obtaining estimates (Stage 2). The calculator uses a 21-day estimate for Stage 2 — your actual timeline may vary depending on how quickly contractors provide quotes.
